Who we serve
Services for property owners
Property owners engage us for valuation, leasing, repositioning, asset strategy, and property sales. The scope depends on the asset, current tenancy, capital requirements, market position, and ownership objective.
Ownership decisions
Evaluate hold, lease, reposition, and sale alternatives.
Begin with the rent roll, operating statements, lease exposure, property condition, capital requirements, comparable transactions, and current submarket evidence. Then compare the economics and risks of holding, leasing, repositioning, or selling.
Is the tenancy defensible?
Rollover timing, tenant concentration, and the terms behind the rent roll determine whether current income will hold. Reading the lease file against the submarket shows where the exposure sits.
Can the space compete as it stands?
Vacant space is either marketable today or it is not. What competing buildings offer, and what tenants in the submarket are actually taking, decides how the space should go to market.
What must the capital return?
Repositioning is a market decision before it is a construction decision. The spend has to be earned back in rent the submarket will actually pay, against the supply it will compete with.
When should the property be sold, and which buyers are relevant?
Disposition planning should address timing, likely buyers, pricing evidence, property presentation, diligence materials, transaction structure, and the steps required to reach closing.
A broker opinion of value can establish a current pricing range and explain the comparable sales, income assumptions, submarket conditions, and buyer considerations supporting it.
Select the ownership objective before beginning market execution.
